NORFOLK, Va. – Harbor’s Edge, the luxury senior living community located on the harbor in downtown Norfolk, has announced updates to its highly anticipated $140 million River Tower expansion.

Since initial plans for the project were announced early last year, the community has partnered with Virginia Beach-based Clark Nexsen as the architectural design firm and W.M. Jordan Company as the general contractor. Both have considerable experience in high-end development projects in the Southeast.

“Clark Nexsen and W.M. Jordan Company have done a great job in transforming our initial conceptual design into a cost-effective and very efficient reality,” said Neil Volder, CEO and developer of Harbor’s Edge. “Based on their recommendations, we’ve been able to maintain the same square footage and number of units, and the building’s height will be up to 24 floors.”

The restaurants and common areas at River Tower will be designed by JC Schaub, the architect behind restaurants at Hilton Norfolk The Main hotel and the renovated The Cavalier hotel. River Tower will also add 143 units to satisfy high demand. Harbor’s Edge has consistently maintained high occupancy – attracting both retired and working professionals from across the region and country – since opening in 2006. Once the expansion is complete, the common areas of the existing building will undergo complete renovations to ensure the community remains the top destination for seniors desiring the security and convenience of a Life Plan Community with the feel and vision of an immaculate resort.

“River Tower will truly be a hub for socialization, entertainment and relaxation,” said Volder. “From a dining perspective, we’ve assembled an incredible team and our menu offerings are sure to compete with some of the finest restaurants in the Mid-Atlantic.”

Harbor’s Edge is currently securing the last remaining presales for River Tower and anticipates it will meet the required target this fall. A 24-month construction period will begin shortly afterward, with the first apartments available in late 2020.

“Harbor’s Edge was designed as a 275-unit project, but the expansion was delayed due to the economic downturn in 2008,” added Volder. “We’re now completing the original concept. The demand for upscale retirement living in our area continues to grow, so we want River Tower to have the best possible design and amenities. I’m excited about the benefits this project will bring to our local market and the residents we serve.”

According to the University of Virginia Demographics Research Group, the percentage of Virginians age 65 and older is expected to reach nearly 20% by 2030, an increase from 12% in 2010. Additionally, over that same period, the increase in seniors is expected to account for more than half the state’s total population growth.
